Angelina County property values are up again in 2011

Angelina County property values rose again in 2011, according to preliminary data from the Angelina County Appraisal District.

From 2010 to 2011, the total market value in Angelina County rose by $95 million or about 2 percent, according to Chief Appraiser Tim Chambers. The residential value on average went up by 1 percent.

The overall market value includes new construction for both commercial and residential properties.

A portion of the $95 million includes the Aspen Power plant being constructed on the north loop, the commercial section that includes Buffalo Wild Wings, and new homes, according to Chambers.

New or remodeled homes make up $41.8 million of the total market value increase, and rural property improvements account for $7.4 million, Chambers said.

According to the Texas A&M University Real Estate Center, Angelina County's number of home sales are down, but the average number of days homes sit on the market have shortened.

Angelina County home sales reached a peak in 2006 with 800 homes sold that year. In 2009 — the most recent numbers available — that number was down to 550, Chambers said.

Chambers said the Hudson, Central and Huntington school districts continue to be the hot spots for home sale activity. However, Lufkin makes up the majority of sales because of its size and the number of properties within its borders. Values in 2010 were holding steady with the average home sale at approximately $140,000, Chambers said.

Waterfront and lake view properties went up again this year because of high demand in the area.

“Most other land values stayed pretty much the same,” Chambers said. “The lake view properties were increased this year to get us closer to what the state deems as market value. It was up last year, too. It’s one of those things that there’s only so much of that property, and it’s supply and demand. It’s cheaper to buy here than it is to buy, say at Lake Conroe. So they buy here to get on the water.”

Chambers said land prices have tapered off.

“They had been going up at about 8 to 10 percent a year for the last couple of years,” Chambers said. “It was 7 percent this last year.”

The number of protests decreased considerably this year, and Chambers attributes that to maintaining overall residential values from last year and also the loss of value in industries such as the paper mill, Citation and even Lufkin Industries and Temple-Inland as those facilities continue to age.
